When your current tenant turns, it is a good chance and necessary to do a thorough inspection of your property, add value and get it to rent ready. Today we are going to cover some small things people tend to ignore or don’t care when ‘refreshing’ your property.

New Paint and Choose the Right Paint Color.

As investors, many would use the colour beige and other soft colours which will make the room look brighter and bigger. Some prefer to keep the colours consistent and some like to choose different colours for different rooms. Both are okay as long as you make sure they are well painted. Hire someone and spend some coins to make the room look fresh. It will make the unit leased faster and potentially at a higher price. Brand new paint and cleanness are the two main factors that help rent a property quickly.

Fresh Up the Exterior and Garage.

If you have an attached garage, make sure it is furnished. if it is detached, you can get a pass for not completely finishing it but make sure it is empty and clean. It is important when you're trying to rent a property, that you don't have just stuff and put all of your trash in the garage while you're trying to rent it.

If you have a backyard porch or deck, make sure it is freshly painted or cleaned. Create a place where the tenants can hang out and spend time there would be a seller. Even when the property is empty, make sure the landscape is kept nicely. Fix the fences if possible. It impacts the entire aesthetic look. For residents have a dog or some kind of pet, it's important that you have the yard and the fence kept up really well.

The Devil Lies in the Details.

As mentioned above, cleanness helps sell or rent a property. It is not enough for you just vacuum the floor and do some basic cleaning. Hire a professional to do a thorough cleaning and if often shows.

If you have a couple of holes on the wall, it is not a big deal if you keep the house nicely. It won’t be a deal-breaker but it is always nice to cover it up with some cover_up paint from home depot.

Overall, it is necessary to keep the interior and exterior of the property maintained, as well as thoroughly clean a property before showing to get tenants in quickly, rent the unit at a higher price and keeping them happy.
